Planes Over Point Pleasant
I was at the beach in Point Pleasant over the holiday and I noticed quite a few flying banners that were advertising some of the home builders. In particular, Kara Homes and Hovnanian seemed well represented. Also over the weekend, there was a lot of discussion about real estate at the barbecues I attended. The consensus view among "old-time" Shore residents is that everything is way too expensive. The new condo's in Long Branch seem to be especially laughable considering how much the properties taxes are ($10,000+/year) and how crappy the school systems (almost as bad as Asbury.)

Kara Homes are building 850K-1 Million dollar homes in Jackson Township off of Hawkin Road (down from Great Adventure). Who is going to put that kind of money down on a house to live in Jackson? Jackson is nice, but not million dollar nice.
Back in the day, Jackson was considered Jersey Devil territory as far as I was concerned. Now, plenty of people commute to NYC from there. I have heard that realtors in that neck of woods have been pushing Western Monmouth County, Jackson and Manchester pretty hard. I guess you could get a decent amount of house, but it's still the sticks to me.
Realtors are pushing North West Jackson, Upperfreehold, Millstone and Manalapan. It's crazy here. Back in 2000/2001 you could not find a home in Jackson priced more than 400K, few over 300K. Now you can hardly find anything priced below 300K. Millstone is the same way, it use to be known as the boondox, now it is a millionaire enclave.
Jackson is still the sticks, its just the sticks with horrible traffic problems now.
If you want to see what planning by payoff means take a look at the way building is done in Howell, Jackson, and most of the communities in our area.
The good news about the eastern part of Monmouth County is it grew up before the big builders really took hold. There's traffic on Rte. 35, but it's nothing compared to Rte. 9
Some parts of Jackson has horrible traffic, luckily I live in the Western part of town, a lot less traffic. Great Adventure draws a great deal during the summer months. Howell is a craphole, nothing but traffic jams and strip malls. Samething with Freehold.
Howell, along rte. 9 in particular, seems to have a larger than usual number of adult bookstores. You don't see these down the road in Lakewood or up the road in Marlboro.
Don't forget Jason's Furniture! The only store that closes and reopens every year!
