Inventory Moving Higher - 2962 Listings this Week
This week the eastern Monmouth MLS had 2962 listings. Last week there were 2945 listings on the eastern Monmouth MLS.

Slow but steady increases.. First week of the month typically shows a slight decline or flat increase due to the end-of-month surge in sales/closing and other activities. In Northern NJ we saw the same flat activity on the crossover week, with activity surging until the end of the month again. Todays listings in NNJ (not posted but collected) are already beginning to show a good spike this month.
Inventory all over NJ (North and South) is pushing upwards with a good pace going into the winter sales slump. You won't see any Realtors quoting # Month Inventory and DOM in the next couple of months, because it's going to skyrocket. By my estimates, # Months Inventory for Feb will be more than double what we're seeing now. On second thought about DOM, I'm seeing ALOT of relisting going on, so maybe they'll just be using the relisting trick to keep DOM down.

Northern NJ Real Estate Bubble
I don't think anyone can be saved from the McMansion. Unfortunately, we live in a society of conspicuous consumption, McMansions, Hummers, Branded everything.
The McMansion, Automobile, and (of course) Womens Shoes and Handbags, are the epitome of consumption.
Until our society moves away from this mindset, we won't get away from this type of obvious behavior ("Hey hey, look at me, give me attention, I'm "wealthy").
While the gas crunch might end the SUV craze to some extent, all those conspicuous consumers are just going to move to the 'prestige' cars.
We have many many years of stucco junk boxes with granite countertops left.
Oh well..
I'm a card carrying member of the National Trust for Historic Preservation. I feel this type of mass high density construction is a plague. I'd rather see higher quality high-rise construction instead of the sprawling suburb filled with debt-driven affluence.
