Great Local Market Conditions Info.

The Realty Times is a website for Realtors that has a section that allows Realtors to post what local market conditions are like. In general, this information is useless as the market condition descriptions are not supported by any hard data.

However, this local Realtor (Joyce Carter) has posted some worthwhile and interesting information about the real estate market in Monmouth County, and in a few individual towns, including Rumson and Sea Bright.

In short, and as suspected, sales are down and inventory is up across Monmouth County.

Here is some of the data that was posted for Rumson:

I am interested in the Point Pleasant Beach area. I called on a few homes for sale listed this week, (they were older, in need of work and not too close to the ocean). The asking prices were $790k and $664k. We are talking about 3bdrm/1.5 bath fixer-uppers. I think they were each 200k overpriced. Does anyone have info. about price reductions, market, etc. for this area?

I agree. This is usually a useless report promoted by the RE industry. KUDOS to her...............there still are a few honest ones.

I looked at another home today in Pt. Pleasant. It was originally 665k, now reduced a bit. Relator tells me to buy now, fix it up gradually, blah, blah. She is trying to convince me I can simply sell it and move again if I find something I like better later...(possible more commission again for her) She thinks I should stop paying rent/"someone else's mortgage". She made me feel like I was living in a bubble not that there is a housing bubble. She also said if I made a low ball offer I wouldn't be taken seriously. This is some scary information from her.
