It will be interesting to see if inventories decline a little bit in the first week of July. It is my understanding that the bulk of listings usually expire at the end of each month. If that is the case, then I would not be surprised if some home owners decide to not re-list going into the summer and instead wait until fall.

It was 4420 this morning. I think some came off listing and may not be put back on

I watch the numbers closely and intraday movements are not unusual. There are 100s of realtors who can add/delete from the system, 20 down is unusual, but not worth thinking about.
Couny wide we are over 8K and Ocean Cty is over 7K. I don't have last year's numbers because I wasn't tracking then.
I started tracking in mid-September last year and it's possible the two county number will be twice what it was last year when my start date reaches its anniversary.

Looked into the numbers a little and was surprised to see that more than 10 percent of EM MLS is in Long Branch which has 489 listings.
Not surprisingly, the listings leader is Middletown with 694.

Eastern Monmouth MLS is 4443 at 8:45 am Friday June 30th.
with Eastern Monmouth MLS at 4443 it is plain to see that taxes and Assembly Democrats are driving homeowners OUT of new Jersey ,now we have a state shut down because democrats can't even agree ! this state is now totaly out of control....we need a new leader here
