4668 Listings on the MLS for Eastern Monmouth

Two weeks ago there were 4707. It looks like inventories are finally starting to come off the recent highs.

I don't think so.

I realize the run-up has been dramatic, but your looking at the first week of a new month and the realtors tend to do a bit of housecleaning that week.

I have been monitoring the Monmouth/Ocean Region for just about a year, and that is a familiar pattern.

I expect a fair number of the listings that have been removed may be returning at a lower price as sellers become ever so slightly more rational about values.

I could be wrong -- this morning the numbers are much lower across the four regions of Mon/Oc, though I suspect that is a computer/server issue as Ocean County's number has dropped by about 500. There was a more dramatic 2-day drop in January that was clearly computer related, so I guess we'll know in a few days.

FYI, I hit the 1-yr mark on my monitoring on Sept. 19, unless these current reductions are real, there will be a 65-70% growth in inventory across the board. Even if the current decline is real, the number will be at least 50% higher.

I have notices more home owners trying to sell their home first without a realtor. You can see New Jersey Real Estate FSBO's popping up like crazy on www.NJville.com and craigslist
My 2 cents :)
