The Rumson House Remains Unsold

This Rumson house was listed on the MLS since about last April until this January 22. I noticed in January it was off the MLS so I drove by it and saw that it had an "under contract" sign. It looked, at the time, that it was finally being sold. Now, a reader has pointed out that the property is back on the MLS.

Back in April 2005 when the house was first listed, the owners were asking $940 thousand. The last asking price in January 2006 was $749.9 and now it is back on the MLS listed at $749.9 again. It looks like the sale did not close and the owners are going to try again.

Maybe the buyer couldn't sell his Sky-Club-by-the-Projects condo in Hoboken without a loss and had to scuttle the deal.

Or perhaps said buyer had the good sense to visit the site on a bad hair day and with high winds whipping off the river, said "WTF am I thinking?"

Or maybe the recent Nor'easter tore off half the Rumson peninsula and the property is now only accessible by a boat that's (gasp) less than 16 feet.

My bet is on a financing issue. "Waddaya mean you 'don't do option-ARMs anymore'?"

A house in Interlaken has just been listed for $1,799,000. I did a little research- the last sale was in 2003 for $550,000! I called the realtor to ask what had been done to the house to warrant such a price difference. She said, "Well they redid 4 bathrooms and market value has really risen in this area in the last 3 years. Really how stupid do they think we are, $1,249,000 for 4 new bathrooms-sheesh.
