3749 Homes on the MLS

Last week the count was 3655. I'm guessing listing are going to shoot past 4,000 after the superbowl. Given all the nice weather we have been having, I think I would list my house now if I planned on selling.

Prices sliding in Spring Lake. A home just sold and closed on Worthington, 2 1/2 blocks from the beach. Nice house 50/150 lot. Not sure of the original asking , sold for mid 800s. This house was not a knock down, it was a nice size house that was alittle tired. Of course someone like you or I could not have bought this house, because a realtor working with a builder purchased it and will be renting it out this summer. He maybe knocking it down to buid new but he is hesitant. He and the realtors are waiting to see how Wall St. spends its bonus. However he and the realtors fail to think like a trader. Remember these people made their money buying low and selling high. The chances are slim to none that they will over pay, and slim just left!! I know because I'm one of them. Also a house listed for 7.5mil just sold for 4mil, on ocean. The owner, I beleive a builder, saw the writing on the wall and just wanted to cut and run. Big change from the 8mil spent a few years ago which started the SL housing boom. There are really no ocean front homes in SL and the downtown is dying/looks like a correction to me!!
