Eastern Monmouth MLS down to 3005

Last week it was 3023.

I know first hand of two houses in the F.H. Rumson area that were pulled off the mkt during the last 3 months. Both received no offers and will be re-listed in the spring when “the mkt will revive” Both were purchased as investment props.

The seasonal decline in listings is well under way. I wish I had data from previous years to compare this year's drop off with for historical perspective but I don't.

FYI on 12-13 E. Monmouth was at 3019. it peaked at 3199 at the end of last month and has fallen precipitously since. Today, 12-16, E Monmouth is at 2983, the first time it's dipped below 3K since mid October.

W. Monmouth, Ocean County, and S. Monmouth have likewise seen significant declines.

W. Monmouth is at 1586, the first time I've seen it below 1600 since I started checking on Sept. 13. The peak was 1690 on Sept. 28 and Oct. 5.

Ocean County topped out at 4713 on Nov. 18 and has fallen back to 4586, a number it hasn't seen since Nov. 7. It is still well ahead of the first day I checked, Sept. 19 when it was at 4408.

S. Monmouth is at 725 on 12-16 almost exactly where it was when I started checking on 9-13 (721). The peak was 785 on Oct. 21.
