Listings Are Fixed

The Eastern Monmouth MLS looks to be working again. The count is now 2879, which is a big jump from 2822 on Wednesday January 4th.

OT- I've been looking at a house in Monmouth Beach. First listed at $2,250,000 then reduced to $1,975,000. My husband expressed interest in the house and the realtor has called back three times begging for us to just put in a bid in for the house- any bid. The owner has a house he built in front of this one listed for $4,999,000 reduced from $5,2000,000. I'd say he has his say back up against the wall.

The $4.99 million house has been on the market for 241 days, the $1.975 million has been on the market for 254 days. I looked up both properties on NJ property search but couldn't get any prior purchase prices because it's new construction. On the listing it said that the property taxes for the cheaper one was $8975 but when I looked it up in the county clerk tax site the taxes last year were over $13,000- just a bit of a difference.

I've been doing some research on recent sales in the area. At first they sound like lowball prices but then I dug deeper and found the last sales- that was a real eye opener.Granted some of these properties may have had extensive renovations. Here's some examples:
