Eastern Monmouth MLS Inventory up almost 5% in a Week

The number of houses for sale on the MLS for Eastern Monmouth County is at 3126 as of today, which is up from 2975 last Wednesday. I believe that this is the largest weekly increase that I have seen since I started keeping track in June of last year.

The increase in the amount of inventory would seem to support the broader surveys that were released today, including the Pending Home Sales Index, which was down 3% and the weekly mortgage applications index, which was down 5.1%.

Listings are really starting to pile up. Here is a sampling of shore towns- the first number is closed sales for January 2006- the second number is active listing as of February 1, 2006 according to the Monmouth County MLS.

Where do you get the closed sale number from?

If you get a chance, post that number to the blog occasionally.

Overall January was a month that saw significant increases in the MLS for all of the county and Ocean.

Eastern Monmouth was up about 10 percent on the month, and it saw the least growth in listings.

Western Monmouth jumped an eyepopping 15 percent while SM was and Ocean County both topped 10 percent.

Wondering if you noticed how much the listings surged at the start of the month? Usually there is a bit of a drop as sales close and contracts end, I realize January isn't a buying month, but I was still surprised

I don't follow the Western Monmouth Listings as much as I should. If you have the data, I would be more than happy to post it.

Realtors have much more data at their fingertips with the MLS than they let on. The MLS updates active listings, closed sales, under contract sales, expired listings, conditionally and unconditionally withdrawn listings as they happen. They can get previous sale prices and liens on the listed homes.

If you want to know any of these numbers just call a realtor and ask specifically what you want like "how many closing were there in Little Silver for the month of January?" or " how many homes were added to the MLS in February?"
